What is the cost per square foot?

The cost "per square foot" can vary widely between different homes. This big difference is the result of several factors including the house design, construction type and finishes.. Larger homes tend to cost less per square foot. Homes with a more complicated roof design, vaulted ceilings, and lots of extra windows tend to cost more per square foot. Some homes include garages, porches and decks in the base price. The "cost per square foot of living area" on these homes is higher (when comparing them to homes that do not include these features). Some homes just cost more to build than others, and it costs more to build in some geographical areas than others. For these reasons, the "average cost per square foot" doesn't really tell you anything. It's somewhat like comparing new car prices based on "cost per pound'.  It just doesn't give you enough information to properly answer your question. We will be happy to give you the precise "cost per square foot" on any of our models in which you have an interest or we can also work with you if you have your own plans. What size homes to you build?

We have no limitations as to the size of homes we build.  Nothing is too small or simple and nothing is too large or complex.  We have experience statewide with the varying county building codes and we also have available models and floorplans we can show if you if have not yet found the right one..
 
 

Can you work with my architect or can you find me one?

Yes, we can work with any architect you choose or if you are in need of one we have several that we work closely with that we can refer you to.
 
 

Can you start on my outbuildings while I sell my existing home and finish the house design?

Yes, particularly in the case of horse ranches where there is additional work in site preparation and outbuilding construction, we can start these areas early to assure you an earlier move-in date.
 
 

Can I be involved with the construction on a daily basis?

Yes, we pride ourselves on our ability to work closely with the homeowner and encourage you to get involved as deeply as you like in the daily construction process.  We have homeowners that often like to live on-site so that they can make changes and modification late in the development cycle.  The close relationship we build with our homeowners allows them to "tweak" their home to their satisfaction.  If you do not wish to have a hands-on approach to the construction process we will keep you informed through regularly scheduled selection and progress meetings. These meetings are an effective means to keep you informed throughout the construction process. Whether the meetings take place at our office, a vendor's showroom, or at your construction site, we recognize the importance of your participation in achieving total customer satisfaction.
 
 

How is price controlled if I chose to make changes on a daily basis?

Many of our clients prefer a cost-plus approach when making decisions and changes on a day-to-day basis.  We provide our clients with an "open book" of charges that they can monitor on a regular basis to assure costs stay under control.
 
 

Does Hamilton Builders offer any Energy Conservation features?

We are experienced with energy conserving building materials such as Omni Block and Integra Block.  In addition Hamilton offers the MASCO Contractor Service and the Energy Performance Home.
